In some ways, this project has been over 60 years in the making. It is a key component to the redevelopment of the Regent Park neighbourhood that was Canada’s first large-scale public housing project when it was built in the 1940s. It will play a big role in the rapidly improving East Side of downtown.
This is no ordinary project and accordingly, Daniels is doing things a little differently. They are actually building the project first, then selling units; as opposed to selling first then making the buyers wait years for it to be built. They broke ground at Dundas and Parliament over a year ago and sales are expected to start in early 2009 with the first occupancies sometime in the same year.
The project will contain three national-level retailers: Sobey’s, RBC, and Tim Horton’s.
From the developer’s press release:
- One Cole will have 293 residential suites in two distinctive buildings: the 9-storey West Building will have 92 suites and the East building will be 19-storeys with 201 suites.
- Suite sizes range from 497 sq.ft. to 1,238 sq.ft., and prices start from $189,000.
- Suite designs include: studio, one-bedroom, one-bedroom plus den, two-bedroom, two-bedroom plus den, and three-bedroom townhome designs.

One Cole is still in the early stages so pricing and floor plans are not available quite yet. Sounds like it has been delayed as sales were supposed to begin around now and move-in was supposed to be this spring.
I have access to all the info that the ‘inner circle’ has. Join my ‘inner circle’ today! haha

I have been a part of the inner-circle with one cole and have received all the floor plans and pricing, to the point of pre-approval(1br-den & prkg) in Feb, but my concern is this good value for my money in comparison to the re-sale downtown market.
any comments.

Check your email for some of my thoughts. The resale market is looking very attractive right now, but it’s hard to do a direct comparison as sales at One Cole have not started yet and so don’t know 100% what the prices will be and what the end-product will be like.

The Inner Circle event was a success I’d say. They sold a slew of units. Mostly 1 beds and 1bed+dens.

IS this a decent area?? Will these be condos with tons of kids?? Do you feel it is a worthwhile investment as strictly an investment? Are there some that won’t be ready for a year or more? Any leads on any other preconstruction blgds??

The area is undergoing a full scale revitalization. There is plenty of information on this all over the web.
Tons of kids? Not likely.
Worthwhile investment? depends on what your goals are.
Ready for more than a year? not likely. it will likely be fully occupied by march 2010.
