Paintbox Condos is the 3rd condominium to be built in Regent Park which is North America’s largest urban revitalization project. Platinum level VIP sales are on NOW. Contact me if you would like to secure a suite in this fantastic project.

I have written many blog posts about One Cole, One Park West, and now Paintbox condominiums over the past 3 years, and all of my clients who have bought into these first two projects are more than satisfied with their investments. I am a big believer in the future of this neighbourhood and I think the best is yet to come. Those who get in early here will be glad they did in 5-10 years when the entire neighbourhood is finished being rebuilt literally from the ground up.

I need to stress with my clients that the timeline to take advantage of the Platinum VIP sale prices is very short! Demand is expected to equal or surpass that of the first two buildings which were sold out very quickly. Now that the dust has settled and both One Cole and One Park West are both REGISTERED buildings, the public is starting to get a sense of the quality that Daniels is building here and the neighbourhood potential is getting better and better.

Cinema Tower Platinum VIP Sales Event

Cinema Tower is now selling to a select group of Realtors such as myself at the Platinum VIP stage.  For pricing and floor plans please contact me.

Cinema Tower will be located on Widmer street, in between Adelaide and King. The tower will rise 43 storeys and contain 444 units. It will not be physically connected to Festival Tower, however purchasers will enjoy a 3-year membership to Bell Lightbox (located in Festival Tower), and access to private, residents only TIFF screenings. Amenities will include a full size indoor basketball court, fitness studio, outdoor Urban Terrace lounge, guest suites, screening room, and party room.

Starting prices right now are around $700 per square foot at Cinema Tower with parking spots going for $42K. On the one hand, these price points make Cinema Tower more expensive than other area offerings like Peter Street Condos, Tableau, King-Charlotte, and the like. On the other hand, Cinema Tower is arguably priced LESS than what Festival Tower is selling right now. (I say arguably because Festival Tower has not registered yet and therefore we only have assignment listings and hearsay to go by.) So is it a good deal or not? Well, if you believe that Cinema Tower is unique because of it’s connection to Bell Lightbox and TIFF, then it’s a great deal, if you believe that it’s ‘just another condo tower’, then it’s overpriced.

Looking at the history of Festival Tower, even when it launched several years ago, it was priced at a premium compared to other area offerings, yet it sold very well and appreciated in value extremely well. Cinema Tower will have high-end finishes, great amenities, a connection with Bell Lightbox, and the brand recognition that comes with its association with one of the world’s most respected Film Festivals. There is certainly a compelling case to be made that Cinema Tower purchasers will see a solid ROI by buying at prices on par or below that of the nearly completed Festival Tower half-a-block away.

With Daniels as the developer you get 3 significant bonuses as a purchaser:

  1. You know you are getting a well-built building with a high probability of being completed on time
  2. Construction has already started (because Daniels has the ability to build before selling-only a few developers can pull this off), meaning occupancy will start in about 2 years (versus 3-4 with other area developments)
  3. The deposit structure is only 15% up front with 5% at occupancy (presumably due to the fact that their financing requirements are not nearly as strict as the average developer who needs to pre-sell 70% before starting construction)

After selling out One Cole in May 2009, then following that up with a near sell out of One Park West in September 2010, Daniels has already begun work on their next condo tower in the Regent Park neighbourhood. Paintbox will be larger and have more units than One Park West and will be the first development on the south side of Dundas Street. Presumably the name is derived from the fact that it will sit atop the brand new Regent Park Arts and Cultural Centre. The Centre is yet another example of the millions of dollars (much of it is government money) that is being poured into this neighbourhood over the next decade or so (the others being the aquatic centre and the park).

For those of you who are still doubting the potential of this neighbourhood from an investment perspective, seriously, you need to give your head a shake! Those who bought in the early days of One Cole have already seen as much as a 20% appreciation on their initial purchase price! 2 recent examples:

  • 2 bed/2 bath unit that could have been bought for ~$348K (including parking) in May 2009 was sold in November 2010 for $420K.
  • 1+den unit that could have been bought for ~$253K (including parking) in May 2009 sold for $305K in September 2010.

One Park West sold out of virtually every suite (except a couple larger units) before it even made it to the general public sales event! All indications are buyers in One Park West will also see excellent ROI.

I have helped several clients buy units in both One Cole and One Park West and they were all very happy with their purchases.  Once again my membership in the Daniels’ “Platinum Producers Club” will grant my clients priority access to this project ahead of all the others. If you are a first time buyer frustrated with trying to find a good, affordable condo downtown, One Park West is for you! Here are 5 reasons why One Park West is my “Best Buy” for first time buyers:

  1. Value. You won’t find a better bang for your buck when it comes to new condos downtown than at One Park West. To get the same quality of finishes and features in a new condo elsewhere you are looking at approximately 25-50% higher prices.
  2. 5% Deposit. For qualified buyers, you can buy at One Park West with as little down as $3500 up front, and then $1000/month until you reach 5% deposit. You won’t find this kind of deposit structure anywhere else! Typically developers require a minimum of 15% up front, many are moving to 20% up front.
  3. Move-in in 1 Year. Construction is already well underway at One Park West. Most new developments say they will be ready in 3 years, but usually that means 4 or 5. When Daniels says it will be ready next year, you can count on it!
  4. Location. Right on the Park! With a brand new aquatic centre coming soon too. The Regent Park redevelopment is the largest urban revitalization project in North America. In 10 years this will likely be one of the neighbourhoods that people say, “Should have invested there!”
  5. Developer. Daniels is one of the best. They do what they say they will do and despite their incredible success record of late, they don’t take buyers for granted and treat everyone with respect.

Suites in the tower will offer great layouts and park and city views. On top of all this, there will also be a number of townhome suites released ranging from smaller 1 bedroom units right up to family-home sized 3 bedrooms. One Park West Condominiums Regent Park

Coming this September from Daniels: One Park West. After the hugely successful launch of One Cole (the first phase of the Regent Park redevelopment) in May 2009, Daniels Corp. is getting set to launch the second phase of condominiums to be part of the billion dollar makeover of this downtown east side neighbourhood.

One Park West is under construction now. Sales are to start in September 2010. There will be stacked townhomes ready for occupancy almost immediately, and then the tower portion itself which will not be ready for occupancy until early/mid 2011. Prices will likely be something similar to what we saw at One Cole, except slightly higher. Most suites at One Cole were in the $390-$400 PSF range at the initial launch. The last few units sold recently in the $420 PSF range.
