Coming Soon to Regent Park: One Park Place Condos. This project is the 4th building in the massive Regent Park revitalization project. Contact me now for floor plans and pricing and your opportunity to pick your suite before anyone else!

One Cole was launched in May 2009, One Park West in September 2010, and most recently Paintbox was launched in September 2011. One Park Place is launching this year (likely Spring) and is going to be part of a 2-tower complex, each around 25 storeys or so, and a very large podium section. The podium section is really the most exciting part of the development and possibly will be a game-changer for the entire neighbourhood. Why? The podium will provide an opportunity for a huge amount of retail shops on Dundas, right across from the six-acre park, and it will feature pedestrian friendly mews area. There will be a road that runs north south between One Park Place and Paintbox/The Arts & Cultural Centre, however I’ve been told this road will be frequently shut down for community events, pedestrian-only days etc. I can’t wait to get more details on how the architects and designers are addressing this section of Regent Park as it has such great potential.

As a neighbourhood, the reviews from all my many clients who live in the Regent Park have been positive, and the area is getting better every year. As an investment, the neighbourhood is equally compelling and I have written many articles over the years on this blog illustrating why I think this will be a success over the long term. Everyone who has bought units for investment at One Cole, One Park  West, and Paintbox have done very well.

Top-5 New Launches to Watch

It’s been a very busy year for new condo launches. Here are my top-5 projects that I’ll be watching for investment over the last few months of 2010:

  1. Bisha. This one could be special, but it certainly won’t be cheap. I’m hearing pricing will start in the high $600s and go up from there. I’ve also heard that the lifestyle component of the building will be something unique in Toronto.
  2. One Park West. I’ve already seen some of the plans for this newest release in the Regent Park redevelopment by Daniels coming up in September and it looks very interesting. One unique aspect are the stacked townhomes that are probably the best floor plans for stacked towns I’ve ever seen.
  3. River City Phase 2. Phase 1 launched late November of last year. At last check they were well over 70% sold. Those who doubted this development because of its location will likely have to strongly consider investing in phase 2 after the success of phase 1.
  4. Studio on Richmond. Not many details available yet on this project but great location in the heart of the Entertainment district and the developer (Aspen Ridge) has offered good value to investors in the past with projects like VU on Adelaide Street East.
  5. Post House. Right next to the VU site will be Post House by Alterra. The proximity to the booming St Lawrence Market ‘hood has many of my clients drooling with anticipation. This one has just released floor plans and pricing for the VIP event. Contact me for details!

Other projects on my radar screen for the next 3-6 months include:

  • Plazacorp‘s site at Yonge and Wellesley (project name TBA, location very intriguing)
  • Imperial Plaza (office building conversion at Avenue and St Clair by Camfrost Felcorp)
  • Cityzen’s “Name this condo” site at Yonge and Esplanade
  • Brad Lamb’s Theatre Park site (what height/form will be approved?)
  • Daniels Cinema Tower (follow up to Festival Tower)

Just In Time for TIFF: Festival Tower Final Release of Suites

Festival Tower Condos at King and John, the world’s first Film Festival and Condo! Well, I believe the official marketing slogan is “One Part Condo. One Part Film Festival”. Sales began in this building a couple years back, and construction is well underway, however, in conjunction with the Toronto International Film Festival (TIFF) currently over-taking downtown Toronto, they are releasing the final group of suites in the building.

Festival Tower is definitely going to be a high-end building with 381 suites spread out ove 46 storeys in the heart of the entertainment district and will also contain Bell Lightbox – the new home of TIFF. Prices are around the $800 per square foot range. The Developer is Daniels Corporation – one of the big boys in town and certainly capable of making a quality product that they are representing with these prices. Make no mistake, the resale values in this building will be driven by 2 factors: uniqueness and exclusivity.
