Lifetime are arguably the hottest, hippest developers in the city right now. Their projects really bring the sizzle to a sometimes staid industry. Lifetime has all the ingredients for a winner with this project located on Adelaide, just west of John Street. Great floor plans, competitive pricing for the neighbourhood, great standard finishes, and an excellent name. There’s something very suave about being able to say that you live at “The Bond“.

The extremely sexy podium (see below) will have several floors of office space (perfect for this area and will continue to help the neighbourhood lose the ‘clubland’ image), followed by 2 floors of amenities for the condos (including an outdoor pool-everyone’s got one these days!), then it’s 31 floors of condos ranging from 327 sq ft studios to 859 sq ft 3 bedrooms.

The entertainment district can probably safely be renamed the condo district, as this is the 8th (by my rough count) 30+ tower in the immediate area to be launched in the past year! Others include The Mercer, Studio, Tableau, Peter Street Condos, Cinema Tower, Theatre Park, Bisha, King-Charlotte. Buyers want to live here, and clearly the city of Toronto is highly encouraging developers to build here. In 5 years there will be probably 10 40-storey towers in the entertainment district that are not there today.

Cinema Tower is now selling to a select group of Realtors such as myself at the Platinum VIP stage.  For pricing and floor plans please contact me.

Cinema Tower will be located on Widmer street, in between Adelaide and King. The tower will rise 43 storeys and contain 444 units. It will not be physically connected to Festival Tower, however purchasers will enjoy a 3-year membership to Bell Lightbox (located in Festival Tower), and access to private, residents only TIFF screenings. Amenities will include a full size indoor basketball court, fitness studio, outdoor Urban Terrace lounge, guest suites, screening room, and party room.

Starting prices right now are around $700 per square foot at Cinema Tower with parking spots going for $42K. On the one hand, these price points make Cinema Tower more expensive than other area offerings like Peter Street Condos, Tableau, King-Charlotte, and the like. On the other hand, Cinema Tower is arguably priced LESS than what Festival Tower is selling right now. (I say arguably because Festival Tower has not registered yet and therefore we only have assignment listings and hearsay to go by.) So is it a good deal or not? Well, if you believe that Cinema Tower is unique because of it’s connection to Bell Lightbox and TIFF, then it’s a great deal, if you believe that it’s ‘just another condo tower’, then it’s overpriced.

Looking at the history of Festival Tower, even when it launched several years ago, it was priced at a premium compared to other area offerings, yet it sold very well and appreciated in value extremely well. Cinema Tower will have high-end finishes, great amenities, a connection with Bell Lightbox, and the brand recognition that comes with its association with one of the world’s most respected Film Festivals. There is certainly a compelling case to be made that Cinema Tower purchasers will see a solid ROI by buying at prices on par or below that of the nearly completed Festival Tower half-a-block away.

With Daniels as the developer you get 3 significant bonuses as a purchaser:

1. You know you are getting a well-built building with a high probability of being completed on time
2. Construction has already started (because Daniels has the ability to build before selling-only a few developers can pull this off), meaning occupancy will start in about 2 years (versus 3-4 with other area developments)
3. The deposit structure is only 15% up front with 5% at occupancy (presumably due to the fact that their financing requirements are not nearly as strict as the average developer who needs to pre-sell 70% before starting construction)

Although this project is not launching in the “VIP” stage until next month, I have access right now to Peter Street Condos. Designed by architectsAlliance, interiors by Cecconi Simone, and developed by Centrecourt Development, this 40-storey tower with 427 suites is aimed squarely at investors and first time buyers. Average suite size is 550 sq ft, meaning there are a lot of very affordable units in the sub $350K range. Side note: the architects at architectsAlliance will be sure to want to make this one a beauty because their offices are right across the street and they will have to stare at the building every day!

Located at Peter and Adelaide, equidistant from both King street and Queen Street, the location project is right in the heart of the rapidly gentrifying Entertainment District. The Entertainment District as we know it will soon be no more, as many of the clubs are moving further west and being replaced with condos. Some of the pundits are prognosticating that this area could become the next Yorkville with all the recent and planned additions of high end condos, hotels, restaurants, and of course TIFF and Bell Lightbox.

Centrecourt Developments is headed up by Andrew Hoffman, who is a 20 year veteran of the Toronto condo scene and formerly the C.O.O. of Menkes (Four Seasons, Lumiere, Pears, one of the most respected condo developers in Toronto). Rumor is they already have 2 other downtown sites that they will be developing in the short term on top of this one. They are very well organized and are poised to become a major player in the Toronto condo game.

The floor plans are very impressive in this project, the finishes are excellent, and the prices are very competitive for this caliber of a building in this location. For details and  your opportunity to purchase a unit in advance of the VIP release, please contact me.

Theatre Park is good to go! After facing much opposition from city council, Lamb Development has received approval from the OMB to build this tower. The tower of glass and steel, designed by architectsAlliance, is to be 47 storeys tall with 240 units and prices will start from $299,900. Brad Lamb never seems to release pricing before the day of the actual sales event, but I anticipate prices will be in the mid $600s Per Square Foot on average. Floor plans are available now.

Brad Lamb’s other (now completed) building in this area is Glas, located on Oxley street, near King and Spadina. Glas commands some of the highest resale values in this area and whenever I show buyers suites in this building, there is an almost universal appeal and ‘wow’ factor to the suites. Perhaps more than any other developer downtown, Brad Lamb delivers what buyers want.

Located at 224 King Street West, just east of the historic Royal Alexandra Theatre, I’m not exaggerating when I say the location is A1. Having a King Street address will be very valuable from an investment perspective as this area continues to improve and possibly become the ‘next Yorkville’. Traffic flow, transit lines, and retail patterns will all contribute to positioning King Street as the premier street in this area. The ‘King Street Factor’ should not be overlooked when comparing Theatre Park with other area developments.

The building itself promises spectacular architecture and will be set-back from King Street in order to incorporate a public park fronting onto King Street. I don’t have details on how this will be executed but hopefully it will be done with care as it has potential to be either awkward or amazing in my opinion.
