It’s not very often that you will see me get excited about a condo outside of downtown, but what Empire Communities is getting ready to launch on the Lake Shore in Etobicoke has got me VERY excited. Eau Du Soleil promises to be one of the TALLEST waterfront condos in Canada. This one is going to be BIG.

The exact details, like how many storeys, how many buildings, what this ‘awe inspiring design’ will be like are still quite scarce (at least, scarce enough that I am not allowed to publish anything here). What I can say is that nothing like this has ever been built anywhere in Toronto.

Empire Communities is one of the ‘good guys’ in Toronto development. They have a tremendous portfolio of buildings under construction including The Modern on Richmond, FLY condos, and on the Etobicoke waterfront they have Beyond the Sea.

Coming Soon: The Hive Lofts

The Hive Lofts have been getting a lot of buzz lately (sorry, too easy), and with good reason. This 6-storey, 20-unit building that defines ’boutique loft living’, is set to rise on the Queensway just east of Islington. The VIP broker sales event is happening on March 10 – contact me if you are interested in more information including floor plans (now available).

Sizes will range from 505 sq ft to 1093 sq ft and prices from about $240K-$525K. With only 20 units, and these price points, they will likely sell out very quickly.

The architecture is stunning (Teeple architects) and their floor plans are all solid with very little wasted space. Most units will have huge balconies or terraces. Ceiling heights will be 9′ or 10′, and the finishings and features will be modern and clean. There won’t be an amenity space in the building, but with only 20 units, this just makes sense because the cost to do so would be prohibitive on the maintenance fees. The neighbourhood is your amenity space, says the developer – Symmetry Developments (previously known for their Linea town home project in North York).

I hope that we will see more and more of these smaller low rise buildings with high-design all along the avenues of Toronto inner suburbs. Similar to Carmelina Condos on the Danforth, a big part of the market for this project will likely come from long-time area residents looking to downsize, while not wanting to sacrifice on getting a high-design, downtown worthy condo. Good design is good design, and although lofts like this are typically marketed towards young professionals, I am seeing more and more buyers aged 50+ are looking for options like this for themselves as well as for their aging parents.

NXT2: Good Bet for First Time Investors

NXT2 will be the second tower of the NXT development by Cresford. The glass and steel complex designed by architectsAlliance and furnished by FENDI will be like living in a resort with on site amenities including indoor and outdoor pools, tennis court, and day care facilities.

This Thursday November 18th there will be a one-night-only sales event for the new release of 13 additional storeys. The second tower was to be 22 storeys, and until now that is all that have been released for sale, but Cresford very recently got approval for an additional 13 storeys, bringing the height to 35 storeys.

Cresford is offering purchasers 2 great incentives for those who buy on this one night only:

  1. Live Free for a Year (Cresford will give buyers a cheque at closing for the approximate equivalent of 1 years’ mortgage payments, maintenance fees, and property taxes) Works out to roughly 5-6% cash back for most suites!
  2. Special deposit structure with only 10% over 90 days, 5% at 375 days, 5% at occupancy

I’ve been writing a lot lately about making that first move into the real estate investment game. For many it is a scary proposition fraught with risk. For others who want to do it they think they cannot because they just don’t have enough cash to put down for the deposits. This opportunity is for you. There will be several dozen junior 1 bedroom suites available for purchase at this event with prices in the $199-$250K range. These suites are perfect for first-time investors for 2 reasons:

  1. Low up front financial commitment.
  2. Good potential for positive cash flows

Prices for most suites will be in the mid to high $400s Per Square Foot before the cash-back discount is applied. Other nearby pre-construction condos are selling in the low $500s PSF. This is not a widely advertised sales event, however, a similar event was held recently for the remaining suites at NXT phase 1 tower (now occupying) and they sold 70+ suites in one night. There very likely will be a long lineup for this week’s event.

If you are an end-user buyer and not buying strictly for investment, this event is your best chance to buy as 13 floors of suites are being released (about 230 units) which means many previously ‘sold out’ floor plans will now be available on the highest floors.

California Condos Trying the “Fly” Formula

It’s no secret that the Fly Condos relaunch last month was a resounding success. Empire Communities lowered their prices and made some new floor plans to attract investors and first time buyers and the crowds came out in droves with their cheque books ready.

Now it’s California’s turn. Camfrost-Felcorp seems to be taking a page out of the Fly Condos playbook by lowering their prices, creating new floor plans, and starting a mass-marketing campaign billing California Condos as the lowest priced condo building in Toronto. Prices are starting at just $149,900.

On Friday at 10am they will be having an agents-only sale (for agents and their clients) and sales will be on a first come first served basis. Floor plans are not (as of time of posting this blog) available on the California Condos official website. Word is that the $149K units will be 455 square foot, north-facing, 1 bedrooms (not studios), and they will also have some other floor plans starting in the $150s. Moving right on up to a 975 square foot south-facing 2 bedroom starting from $369,900.

They have jumped on the web 2.0 / social media bandwagon and have started Twittering and they have a Facebook page as well. Good for them and I hope more developers get on this trend and increase the transparency in this consumer-facing industry.

The mainstream media is doing their part to drive the hype including the CBC and Global news who both recently featured stories on the new prices. The clips are available on their website.
