The Met consists of 3 buildings: The Met (21 Carlton), Encore at The Met (25 Carlton), and a lowrise building in between the two towers which has townhomes (Granby Street Maisonettes) and a few additional condo units. The Met is one of the most popular buildings in the downtown core. Superb location, great amenities, and relatively good bang for the buck, and a massive popularity with UofT and Ryerson students make these buildings perrenial favourites for both buyers and renters.
The Met was completed in phases over the past 2 years, but several of the townhomes were never released until about 2 months ago. Prices ranged from about the high $400s to $759K and sizes were from around 900 sq feet up to over 1500. Many suites include private terraces.
Yesterday I was somewhat shocked when I saw that they had lowered the prices of these townhomes dramatically, by up to $100K each! Effectively they have brought the asking price per square foot down from the high $400s (including parking) to the low $400s (including parking).
In my opinion, these new prices are in line with current market values, if not slightly below current market value. Many units at the Met are currently selling for the mid $400s per square foot, so getting a brand new, never lived in townhome with private terrace for the low $400s per square foot is excellent value.
