Showcase Lofts: Great Value in Leslieville

The latest addition to the Leslieville Loft District that is Carlaw Avenue between Queen and Dundas is Showcase Lofts. VIP sales are happening now, contact me for your opportunity to purchase a suite today.

Leslieville has arrived. It’s not up and coming anymore. The people who would tell you that Leslieville is up and coming will probably also try to tell you that Twitter is the next big thing. They missed the boat. Leslieville was up and coming in 2007. We are now midway through 2011 and I can tell you it has arrived.

Buying a house in Leslieville is now out of reach for many, but buying a condo or loft is still very much doable. Showcase Lofts enters the scene with one MAJOR thing going for it: value. While the architecture Junior 1 bedrooms are starting from about $225K and 1 bedrooms including parking can be bought in the low $300s or roughly $530 per square foot. The largest 2 bedrooms are coming in at around $500 PSF including parking. This puts prices right in line with what units are selling in resale across the street at the recently completed building Printing Factory Lofts.

Some neat things about this project:

  1. Each suite will have a ‘feature wall’ which will be made of reclaimed Toronto brick. Nothing like this has been done in a Toronto development before, should be interesting to see how the market responds to this.
  2. Penthouse units will feature skylights.
  3. All suites (except the junior 1 bedrooms) come with 1 parking spot included in the price. Somewhat of a bold move for the developer, but obviously fitting with the target market of end-user buyers looking for great value in this hot ‘hood.

The suites themselves will have some nice features like 9′ exposed concrete ceilings, GE Cafe stainless steel appliances (including gas cooking and built in microwave), all suites will have balconies or patios, quartz counters, engineered hardwood in living and kitchen areas, track lighting in common areas and pot lights in ares like the kitchens and bathrooms.

The building will have what sounds like a substantial exercise room and cardio area along with a theatre and party room. The developer is Aragon Properties which has no experience in Toronto with condos, but they do have plenty in British Columbia.

The architecture of the building itself will leave something to be desired to many buyers, but for those looking for excellent value in Leslieville, I definitely recommend taking a look at this project.

Coming soon from The Sorbara Group, 32 Camden. Another boutique condo project with only 87 units and standing just 10 storeys tall, this beautiful looking low-rise will make a great addition to the immensely popular King and Spadina neighbourhood. You may not have heard of The Sorbara Group, but they are actually very experienced developers in Toronto with 60 Bathurst, 60 Niagara, 400 Wellington, in their portfolio amongst others. They are also known for two of Toronto’s most well known conversions – Broadview Lofts (68 Broadview) and Brewery Lofts (90 Sumach). The firm is also involved in many other areas of real estate investment and land development all over the GTA.

I have high hopes that the prices in this project will be much more attractive than those of the nearby King-Charlotte building. Being on a side street on the west side of Spadina should make this one more affordable.

Coming Soon: The Hive Lofts

The Hive Lofts have been getting a lot of buzz lately (sorry, too easy), and with good reason. This 6-storey, 20-unit building that defines ’boutique loft living’, is set to rise on the Queensway just east of Islington. The VIP broker sales event is happening on March 10 – contact me if you are interested in more information including floor plans (now available).

Sizes will range from 505 sq ft to 1093 sq ft and prices from about $240K-$525K. With only 20 units, and these price points, they will likely sell out very quickly.

The architecture is stunning (Teeple architects) and their floor plans are all solid with very little wasted space. Most units will have huge balconies or terraces. Ceiling heights will be 9′ or 10′, and the finishings and features will be modern and clean. There won’t be an amenity space in the building, but with only 20 units, this just makes sense because the cost to do so would be prohibitive on the maintenance fees. The neighbourhood is your amenity space, says the developer – Symmetry Developments (previously known for their Linea town home project in North York).

I hope that we will see more and more of these smaller low rise buildings with high-design all along the avenues of Toronto inner suburbs. Similar to Carmelina Condos on the Danforth, a big part of the market for this project will likely come from long-time area residents looking to downsize, while not wanting to sacrifice on getting a high-design, downtown worthy condo. Good design is good design, and although lofts like this are typically marketed towards young professionals, I am seeing more and more buyers aged 50+ are looking for options like this for themselves as well as for their aging parents.

Streetcar Developments is on a serious roll of late. The ‘little developer that could’ has recently launched two highly successful projects – 2 Gladstone and SYNC Lofts, which are in addition to their existing repertoire of projects including Corktown phase 1 (under construction, nearly complete), Corktown Phase 2 (construction starting), Vinegar Lofts (19 River, complete and registered), EDGE lofts (625 Queen, complete and registered), and a couple other projects on Queen East in Leslieville/The Beach. They have a formula for low-rise condo/loft marketing and construction and it seems to be working.

Their latest project is Trinity Lofts which will follow in the vein of their other projects like SYNC or Corktown and be a soft-loft, modern concept, boutique building with minimal amenities. SYNC proved to be a fantastic investment in my opinion with many units selling in the mid $400s per square foot. If Trinity Lofts comes out with similar pricing, it will be a slam dunk investment as this area has great upside potential. Units at 33 Mill street in the Distillery are currently selling in the mid $500s per square foot (for units with parking).

The site for Trinity Lofts will be just north of the Distillery District at 2 Eastern Avenue. This makes it central to the best of the east side including the Distillery District, Corktown, Riverside, the West Don Lands (currently being developed) and of course King East and the St Lawrence Market area.

SYNC was more than twice the size of this project and all the one bedrooms there sold out in first week. They only have a few 2 bedrooms left. It will be the exact same story with Trinity Lofts, except there will be even more competition for the smaller units as the supply is so limited. The public release of Trinity Lofts is set for May 8th, but if you would like to buy at the upcoming VIP sales event in advance of the public release, please contact me ASAP as this one will sell quickly.

Another boutique condo/loft building by Streetcar Developments is coming to Queen Street East: Sync Lofts. Contact me for info on the upcoming VIP sales event. The Riverside neighbourhood (Queen and Broadview) will be one to watch over the next 5 years. This small pocket has the real potential to become the next King and Bathurst – one of the hottest areas downtown right now. It has all the ingredients of a neighbourhood that is about to ‘pop’: furniture shops, restaurants, coffee houses, historical buildings, excellent transit, and plenty of hipsters. Riverside is good, but not great right now – there is still time to ‘get in’ before this area is fully gentrified.
