The province just announced a new tax rebate for first time buyers in Ontario. Well, it is not exactly new, because the program previously existed for new homes and condos, but now the program will apply to resale homes and condos as well. The province will rebate up to $2000 for all first time buyers on the provincial land transfer tax portion of the purchase. Great news for first time buyers and another great reason to get into the market in Toronto if you are not already.

It has only been a week since the news came out the BMO would be offering a program designed to eliminate the sting of Toronto’s new land transfer tax, and now TD has announced a similar program for home buyers in Toronto. If you are planning on buying a house in the next few months and you are facing the new land transfer tax, you may qualify for TD’s program to have your tax paid for.

In response to the public outcry regarding Miller’s new taxes, BMO is offering a promotion in which they will pay the city’s new land transfer tax for buyers. Of course certain restrictions apply including you must switch your primary bank account to BMO if it is not there already. However, if their interest rates are competitive with other banks, this could save buyers around $4000 on the average property in Toronto.
This is a smart move and I’m sure other banks will follow with copycat type promotions as the reality of the land transfer tax looms nearer.

The Globe and Mail had an article this week about the tiniest house in Toronto. The house is for sale and the current owner only bought the house a few months ago. He renovated the 300 squarefoot cutey and is hoping to make a quick profit. With all the free publicity he is surely going to receive from the Globe and Mail article, I’m sure he will have no trouble selling it, even though some walk-in closets are larger than this home!

Despite a tremendous outcry from the public and special interest groups, it looks like David Miller has gained the necessary approvals for his controversial new land transfer tax. What does this mean to prospective home buyers? To put it simply, on an average home purchase in Toronto of $400,000, the land transfer tax portion of your closing costs just jumped from $4500 to $9000. This doubling of the effective tax rate will raise the city an extra $300 million per year.

It’s dog eat dog out there. The Toronto Real Estate Board just announced that April was the best month ever recorded for sales with 9542 sales. April 30th was said to be the best single day ever with 581 reported sales. With four months gone by so far, 2007 is 5% ahead of last year’s pace for sales. Wow.
