When it comes to this condo project, I think the photo above says it all. 12 Degrees Condominiums is attempting to personify the so-hip-it-hurts vibe of Queen Street West and with a rooftop pool and cabana area like this, I think they just might acheive it.

Queen and Beverly is TRUE Queen West. The area has already arrived and is one of the best spots in Toronto to live. You won’t find any mega towers around here, and probably never will, but the area is already home to some immensely popular boutique sized resale buildings like The Phoebe. The building features a very unique design that gives a sort of off-kilter Rubik’s Cube visual effect. If they are actually able to build this project as it is currently designed, it will be very impressive and probably an architectural gem for the area.
Features include an ultra-modern design aesthetic with 9′ ceilings, hardwood throughout, streamlined kitchens with integrated european style appliances. But really, it’s all about the rooftop pool and cabana area! Can you imagine enjoying the hot summer nights in Queen West on that rooftop overlooking the downtown core? Incredible! And you only have to share it with a total of 90 unit owners unlike some of the mega towers where you are sharing amenities with literally hundreds of other people!
The X-Factor here is obviously the developer who is a bit of an unknown commodity here in Toronto.

The boutique condo concept seems to be growing in popularity of late with the recent and highly successful launches of The Address at High Park and 2 Gladstone. Buyers it seems, are quite enamored by the idea of living in a smaller low-rise building with minimal amenities in exchange for being in the heart of some of Toronto’s oldest and most established neighbourhoods. Enter: ART Condos by Triangle West Developments.
ART Condos will be located on Dovercourt, just south of Queen street West in the heart of the West Queen West neighbourhood. Dovercourt might be considered off the beaten path by anyone living near the subway lines downtown, but this area is well-known by some of Toronto’s hippest and trendiest people. The area was put on the map a few years back when The Drake opened it’s doors. A Starbucks followed, and Queen Street West has never been the same. Although it is still a gritty haven for artists and creative-types, West Queen West is also now a hotbed of hip and brimming with new condo projects including 2 Gladstone, Westside Gallery Lofts, and Bohemian Embassy.
Very much like The Address at High Park and 2 Gladstone, I expect all studios, 1 bedrooms, and 1+dens to sell out very quickly in this project. Prices are going to start in the low $200s. Anyone who has been shopping for a 1 bedroom or 1+den condo in downtown Toronto recently knows one thing for sure: Inventory is VERY tight. This is both on the resale side and the new construction side. Some developers are splittling up larger units into multiple smaller units to accommodate the seemingly endless demand.
Queen and Portland by Tribute Communities is a boutique building with only 90 units in total and will be a mixed-use building in the heart of Queen St West. The building will feature a massive rooftop garden/patio area over looking the action on Queen street, as well as a Loblaws, Joe Fresh, and a Winners in the retail levels of the building.
I have received word that some additional floor plans are being added to accommodate the demand for more smaller units. They have not released the information yet on the new suite designs and what their prices will be, but I am anticipating a half-dozen units or so in the $300K range.
