Streetcar Developments is on a serious roll of late. The ‘little developer that could’ has recently launched two highly successful projects – 2 Gladstone and SYNC Lofts, which are in addition to their existing repertoire of projects including Corktown phase 1 (under construction, nearly complete), Corktown Phase 2 (construction starting), Vinegar Lofts (19 River, complete and registered), EDGE lofts (625 Queen, complete and registered), and a couple other projects on Queen East in Leslieville/The Beach. They have a formula for low-rise condo/loft marketing and construction and it seems to be working.

Their latest project is Trinity Lofts which will follow in the vein of their other projects like SYNC or Corktown and be a soft-loft, modern concept, boutique building with minimal amenities. SYNC proved to be a fantastic investment in my opinion with many units selling in the mid $400s per square foot. If Trinity Lofts comes out with similar pricing, it will be a slam dunk investment as this area has great upside potential. Units at 33 Mill street in the Distillery are currently selling in the mid $500s per square foot (for units with parking).

The site for Trinity Lofts will be just north of the Distillery District at 2 Eastern Avenue. This makes it central to the best of the east side including the Distillery District, Corktown, Riverside, the West Don Lands (currently being developed) and of course King East and the St Lawrence Market area.

SYNC was more than twice the size of this project and all the one bedrooms there sold out in first week. They only have a few 2 bedrooms left. It will be the exact same story with Trinity Lofts, except there will be even more competition for the smaller units as the supply is so limited. The public release of Trinity Lofts is set for May 8th, but if you would like to buy at the upcoming VIP sales event in advance of the public release, please contact me ASAP as this one will sell quickly.

Liberty Market Lofts to Drop Prices, Release New Suites

July 4th update: Over 120 units sold in the first 3 days of the relaunch. Project is now over 80% sold. Prices on all suites have gone up $15,000 on all units. Parking is now $25,000 (up from $19,900), Assignment fee is now $5000 (up from $17).

OK, did all the developers in the city hire the same marketing company or is common sense finally making a come back in the Toronto new condo market?

Liberty Market Lofts by BLVD and Lifetime Developments is the latest developer to announce that they are:

  • Lowering prices
  • Reworking the building plans to introduce new floor plans
  • Having a one-time sales event to launch the new prices and plans
  • On top of these 3 items, they are offering 5% deposit (certain conditions will likely apply)

LML launched back in April 2008 and like many projects that launched in ’08, they have yet to reach their sales targets to begin construction. Given the current pace of sales these developers realize they have to do something drastic (or at least seemingly drastic) to boost sales and meet their lenders requirements to get these buildings built!

Details are limited at this point, but the sales event is set for June 27-28. No word yet on whether there will be a broker’s event prior to that. BROKER’S SALES EVENT SET FOR THURSDAY JUNE 25. Contact me if you would like to attend.

I always liked this project with it’s 2-storey loft units and boutique size located in the heart of Liberty Village. I hope they get the sales they need to get this thing to break ground.

Just Registered: Vinegar Co. Lofts

Queen City Vinegar Company Lofts at 19 River St is the latest condominium to be registered in downtown Toronto (as of about 2 weeks ago). Unit owners are now free to sell their units with no restrictions. Streetcar developments kept the occupancy period relatively short – only a few months for most purchasers. So kudos to Streetcar and congratulations to unit owners who are no longer paying occupancy fees!

Vinegar Company Lofts is a conversion of a 100 year old warehouse style building into 38 residential units. There is a mix of authentic lofts and new lofts in the building. Suite features include exposed brick and beam, stone counter tops, stainless steel appliances, high-end cabinetry, and ceiling heights as high as 14 feet.

Streetcar is keeping very busy in the area with other projects either completed or under construction including Broadview Lofts, Edge Lofts and the multi-phase Corktown District.

Once a forgotten area of the downtown, Corktown is quickly becoming a gentrified area with hundreds of new condos and homes either completed or under construction in the area around River and Queen Street. Still, the area is very much in transition and most area residents find themselves going east over the bridge to the Riverside neighbourhood (Queen and Broadview) for a great selection of coffee shops, restaurants, and shopping. 

There is currently 1 unit still available for sale in the building – a 2 bedroom, 2 bath, 1046 sq ft penthouse that is listed at $499,900.
