BSar group captured the real estate industry’s attention about a year ago when they burst unto the scene and launched 12 Degrees in the heart of Queen West. I believe 12 Degrees will be one of the most sought after condos in the resale market when it’s complete in a year or two.
From the initial rendering released above, the architecture is not as bold as that of 12 Degrees, but it does certainly fit in well with the neighbourhood. The stepped back terraces on the (presumably) south side of the building will make for stunning suites with excellent outdoor space. There is definitely a major trend in Toronto condos for outdoor spaces and especially terraces.
In terms of location it doesn’t get much better than this in uptown Toronto. Upper Forest Hill Village is a bustling street with plenty of great shops and restaurants. There is a Starbucks right across the street, the subway is an 8-minute walk away or even shorter ride on the bus, and you have quick and easy access to the Allen Expressway and the 401. Best of all, there are no condos anywhere in sight, making it a great investment. Finally, the bonus is that there is a planned underground LRT stop right at Bathurst and Eglinton!
Just like 12 Degrees, this building will likely be a primarily end-user building, with many Forest Hill down-sizers looking at the project, as well as first time buyers who want to stay in the area. The irony is that the prevalence of end-users will make this a great building to invest in, as end-user dominated buildings are generally well maintained and very stable.

I have been a big fan of this project since it first launched last summer. Over the past year, as dozens of condo towers have launched all over downtown, the uniqueness of this project has only become more pronounced.
The architecture sets this project apart from all the other cookie cutter condos that are popping up in the area. The standard finishes are among the best anywhere. The location in true Queen West puts you right in the middle over everything that’s great about downtown. The rooftop will be possibly the sexiest and most exclusive in Toronto when this building is complete. (The rendering above is of the rooftop pool and cabana area.)
There will only be 4 penthouse suites in this building. All on the 11th floor, all with large terraces, and all offering unobstructed views. Sizes range from just under 1000 sq ft to almost 1600 sq ft. The features and finishes rival that of the Ritz Carlton (same interior designer: Munge Leung) at a fraction of the price combined with the exclusivity that comes with living in a 90-unit building in an established downtown neighbourhood. Finishes include: 11′ ceilings, Wolf and Sub-Zero appliance package, bathrooms drenched in marble, wide plank engineered hardwood throughout, high end kitchen cabinetry and premium Italian granite that, in the developer’s words, has never been seen before in a Toronto condo.
The project also has about 20 units still available including a few street level townhomes. Construction is set to start this summer and occupancy is slated for late 2012.

This project could be very important to the future of condo development in this city. It is clearly aimed at capitalizing on the recent trend of smaller, boutique style buildings in established neighbourhoods. What sets this one apart though is that it is going to be located in one of the priciest pockets of one of the most desirable neighbourhoods in the city AND there will be a large proportion of smaller, 1 bedroom units. Typically a project like this would be aimed at end-user, empty nester / down-sizer type buyers who mostly already live in the area and want to stay but with the enjoyment of the condo life style. As such you would not see many units under about 800 square feet, and you probably wouldn’t hear about it because it would mostly be advertised in its own local area. This one you will probably see promoted and plastered all over the internet by downtown agents like myself with first time buyer and investor clients will be wanting to grab suites here that are under 700 sq ft (by my rough count, almost half the suites in the building will be less than 700 sq ft).
The average selling price of a freehold home on Kippendavie and the surrounding streets in the past year is about $700K. Not so different from any number of streets in any number of great neighbourhoods in Toronto. Now first time buyers and investors will be able to own a great property for less than half the existing average prices.
If this project is a success (and I can’t see any reason why it would not be from a sales perspective), I think we will see more projects like it in the next couple years – small infill type buildings with a large percentage of units under 700 sq ft. Think: the hole in the ground at Woodbine and Danforth. The one caveat I would put on this project is it has already faced plenty of opposition from Beach residents who say their streets are no place for this type of development. The city has yet to officially approve the re-zoning for the building, grant permits etc. and it has the potential to go to the Ontario Municipal Board if opposition to it continues. Potential buyers must be aware of this risk when plunking down their deposits.

Most developers have shelved their plans for launching new projects in 2009 in favour of promoting and marketing their projects already on the go. Cresford is currently pushing their 2 developments under construction located on Charles St, just south of Yonge and Bloor. If you are looking for a new condo in a prime downtown location and want to move in in the next 12 months, BSN: Bloor Street Neighbourhood and CASA could be good options for you.
It’s debatable whether or not this location is truly Yorkville, but it’s steps from Bloor Street shopping, the Yonge and Bloor line subways, the Manulife Centre, and about half a dozen Starbucks locations.
There are still plenty of great units available at both buildings and Cresford is offering some pretty good incentives right now. For suites priced over $600,000, Cresford is offering a free parking spot and locker (valued at around $40K), and for suites priced under $600,000 they are offering 2% cash back (not as exciting).
Architecturally these two buildings offer a striking contrast. BSN is more of a traditional high rise with a staggered podium and a unique L-shape. CASA is a great example of a Toronto modernist condo designed by architectsAlliance with a ‘glass box in the sky’ feel to it. Key features at BSN include 10′ ceilings, huge terraces, and generous floor plans. CASA will feature an outdoor pool that will be open year round.
Price per square foot varies from $500-$700 depending on the unit, exposure, balconies (see current price list below).
